Lakeshore East’s eighth residential high-rise tower, Coast, is on schedule for a targeted February 2013 opening.
According to David Carlins, president of Magellan Development Group, developer of the $4 billion, 28-acre master-planned community rising in Chicago’s New Eastside, 41 of the 46 floors have been poured as of July 2012. “We’ve got windows installed up to the 21st floor on the north and south faces and the 19th floor east and west. We anticipate topping-off the building by mid-August and completing window installation by mid-September,” he added. Carlins noted that “we’ve had an usually mild winter that has allowed us to move ahead with our goal of initial occupancy in February 2013.”
Robin Loewenberg Tebbe, President of Magellan affiliate NNP Residential, leasing and management agent for Coast, reports that there has already been a tremendous amount of interest from prospective renters for the new luxury tower. “We have an active group of Facebook and Twitter followers as well as a priority waiting list of interested prospects. We are seeing increased demand for the high-end rental lifestyle at Lakeshore East,” said Loewenberg Tebbe.
Standing at 345 E. Wacker Drive, directly east of the Swissotel at the northwest corner of Lakeshore East, Coast was designed by the global architecture firm of bKL Architecture. McHugh Construction is the General Contractor. Northwestern Mutual Life Insurance Co. is a lender on the project, noted Carlins.
Coast at Lakeshore East was named to fit the nautical theme of the community and is designed for Silver LEED certification based on a host of design and construction features. Coast’s design seamlessly integrates sustainability with an innovative design aesthetic. This includes everything from site planning to indoor environmental quality, material use and energy and water management.
Lakeshore East’s first smoke-free environment, Coast will contain 512 luxury apartments consisting of studios to three bedrooms with a limited number of penthouse residences at the top of the tower. Additionally, 17,985 square feet of retail space, a 277-car parking facility and 18,000-square-feet of indoor and outdoor amenities that include an outdoor pool and landscaped deck, a fully-equipped fitness center, resident lounge, business center, an indoor spa area and other features yet to be announced.
Coast’s modern design is described by bKL as a composition of light and transparency. A curtain wall on the east and west facades is a combination of translucent and fritted glass combined with aluminum while continuous inset balconies on the north and south elevations provide extraordinary views of the Chicago skyline, Lake Michigan and Grant/Millennium Parks.
“Our successful experience with the internationally acclaimed Aqua at Lakeshore East – a project that has thrived in a difficult market – reinforces our belief that going forward, high-quality design must remain a critical factor in our business plan.” said Carlins.
